Flagstar Bank is headquartered in Michigan and has been servicing loans for 25 years. They are the 7th largest subservicer nationwide. They won the Fannie Mae STAR award for general servicing in 2015, 2016, 2017 and 2018. Their Customer Service Center is located in Troy, Michigan.


Why was my loan transferred?

Flagstar Bank and Opes Advisors have become one company, providing Opes Advisors’ clients with more options, including the servicing of their loans. Because Opes Advisors currently utilizes Dovenmuehle Mortgage (DMI) as its subservicer, it makes sense to transfer loans that DMI services on our behalf to Flagstar. See more information on Flagstar below.


Is my loan still owned by the same investor?

Yes. Only the Servicer has changed.


Who is Dovenmuehle Mortgage (DMI)? I thought Opes Advisors was servicing my loan?

Opes Advisors partnered with Dovenmuehle Mortgage (DMI) over six years ago to subservice our loans as we were not equipped to do so. We chose DMI because of their longevity in the mortgage servicing business and their commitment to service.

What about my Auto Pay/ACH? How do I cancel with Opes Advisors/DMI and set up with Flagstar?

If you went thru Opes Advisors/DMI to set up your autopay/draft/ACH, this service has been cancelled and was NOT transferred to Flagstar.

To Cancel: If your Autopay/ACH was set up by Opes Advisors/DMI directly, there is no action required as it was cancelled automatically.
If you went directly thru your Bank, you will need to contact them to cancel.

To Set Up thru Flagstar: You can go onto their website at or you can call 1-800-968-7700.

I have bi-weekly payments thru Opes Advisors/DMI. How do I cancel, and then set up with Flagstar?

If you set up “Budget Drafting” directly thru Opes Advisors this service has been cancelled and you should have received a notice stating such. You may setup the bi-weekly payment program again with Flagstar by going onto their website at or you can call 1-800-968-7700.
If you set up a “Bi Saver” program through a 3rd party or through Douglas Michael or Aegis you will need to contact them directly and request the necessary changes. This service should continue with any new servicer, but they will need the new servicer information.

Why did I receive late payment notification before the 15th? Don’t I have grace period up to the 15th to make the payment?

Your mortgage payments are technically due on the 1st of every month and delinquent on the 2nd; however, you can pay as late as the 15th every month without any kind of penalty.


Escrows – Taxes & Insurance, Analysis

Will I have to notify my Homeowners Insurance Carrier OR Tax Collector of the Servicer Change?

No. We have taken care of that for you.


I received a “Short Year Escrow Statement” of my account from Opes Advisors/DMI. Why?

This is required to be sent out when a loan pays off or if there has been a transfer of servicing as in this case. It should include activity up to transfer. Keep this for your records.


When will my Escrow Account be analyzed by my new Servicer? Could my new servicer or Flagstar Bank change my escrow payment?

The annual escrow analysis schedule for Flagstar is shortly after a bill is paid. An analysis can be performed any time should the need arise such as in the case of an increased tax or insurance bill which would result in your escrow payment increasing.


My Homeowners Insurance is due and I am concerned about it being paid on time given the transfer.

Flagstar Bank will be notified of any bills not received but due to ensure they obtain and pay prior to the expiration date. Any concerns you may have, please contact Flagstar Bank.


I received a Supplemental Tax Bill – what do I do?

Contact Flagstar Bank. Servicers do not receive such bills and are not required to pay. However if there are enough funds in your Escrow account Flagstar Bank may pay.


Late Payments & Credit Reporting

I didn’t realize my loan was transferred to Flagstar until I noticed the payment was not drafted from my account. Will I be charged any late fees or will this cause any negative reporting on my credit?

Per RESPA requirements, during the 60 day period following the effective date of the transfer a loan payment received by your old servicer on or before its due date may not be treated by the new servicer as late, and a late fee may not be imposed on you. For the same reason Flagstar Bank will not do any credit reporting during the first 60 days.


Escrows – Year End Reporting

What should I expect to receive year end, January for Interest received in 2017?

In January 2018, you will receive a 2017 year end statement from Opes/DMI for activity up the transfer. You will receive another statement from Flagstar Bank for activity after the transfer.
